What “as is” means when you sell to us

  • Damp and mould. Rising damp, leaks, salt deposits on the walls.
  • Dry rot or woodworm. We work with specialists and treat the building once we’ve bought it.
  • Old roof or structural problems. Cracks, a roof that needs replacing, structural movement.
  • Fire or flood damage. Smoke, soot, water in the walls, damaged pipes.
  • Houses declared unfit. If the municipality has declared a house unfit for habitation, private buyers rarely take it on. We do.

Electrical inspection and energy certificate

In Wallonia and Brussels, selling a home takes an electrical inspection report and an energy certificate, known as the PEB.

A failed electrical inspection doesn’t stop the sale. If an installation from before 1 October 1981 fails, the buyer has 18 months from the deed to fix it.

No inspection is needed if the deed records that the building will be demolished or the installation fully renewed. We read these reports and factor the cost of the work into our offer.

Renovate first, or sell as is?

Renovating before a sale rarely pays for itself. You pay full price for the work and cover the running costs in the meantime. Buyers still haggle.
